Had a cleaning service come in yesterday (3/21/19)

3 maids, cost $312 and $40 for a tip.  Something to do every 3 years or so.

12/27/18

No the car wasn't repoed it is at the Ford dealer for a fix on the electronic throttle which has a service bulletin out.  No charge to me, just an annoyance for a day.

Had a few parking permits made up.  In reality there is no such thing, but I like to play around with such things and they look nice.

5/30/16

On 9/30/15 I relocated from the old Kennesaw house to a new (12 yr old) house at 110 Holly Mill Village Dr, Canton, Ga. 30114. Purchased it for $152K.  Taxes will be just under $600 a year as I am exempt from the educational tax and have a homestead exemption as well.

Rather than spend $1,500 to move the old furniture from K to C I sold most to a used furniture dealer and purchased a new living room and master bedroom sets of furniture, later I put in a bed and dresser for the 3rd bedroom.  You can see from the photo sets of both places that some bits and pieces made the move with me.

Hope we get a decent President at the Nov election.  This last one was a total waste of time.

About 185 days ago I purchased the below 2016 Ford Explorer XLT for $45,262 from the Tidwell dealership in Kennesaw.  Lots of fancy stuff that I will probably never figure out how to use.

My driving is about 17 miles a day, probably would have been cheaper to just call a cab rather than buy a car.

I also had my will updated this is current as of Dec 2018.

=======================================

Thanks for looking in.  Shown below are photos of the 'old' Kennesaw house which I owned for 15 years.

This is the same room seen many other times on this site.  Only change is the new 47" TV, the Black and White to its right shows the view from one of the 3 outside cameras that view the street in front of the house.

Feb 2014 is an odd month for Georgia.  We only get snow on the ground every few years.  2 weeks ago we had it and lots of drivers were stuck on the variouss roads, some kids had to stay at school over night.  This is what my yard looked like.  My 2013 Ford Escape had to be parked at the curb as I could not get it up the incline and into the garage.

Today Feb 12th we are having a several day ice storm and most things are closed and roads are iced over.  Second time this month for such nonsense.

Thanks for all the 'look ins' from Russia.  I visited for about 8 days during the Carter Administration.  Took a tour, saw Moscow, Vladimir, Suzdul and what was then Lenningrad.  Saw a lot of old churchs and got a night train ride from Moscow to Lenningrad.

2 snow scenes from 2 a.m. Feb 13, 2014, ice storm for Georgia, 2nd snow incident in 2 weeks.

I will add a few more photos to this site.  3rd photo - Top row center and right are from my 2007 trip to India for a heart valve replacement, read about it at:  http://www.trip2medi.com/costComparision.php

This site was updated Feb. 12, 2014.  I only drop in here now and then, perhaps a few times during the year. This blog site is not intended for general consumption but this and other similar blog sites serve to warehouse some photos and comments that 'might' be of interest to the very FEW relatives that I have, but of course they have to find it first.

The weather link (above) is that of Atlanta, where I am at present (OK, its Kennesaw, but that is close to Atlanta) and the blog site contains info on both my K. home and now outdated info/photos of my condo in Panama City Beach, Florida which was sold Jan 2013 at a loss of $78,000. The casual visitor is welcome to look around but I doubt you will find anything of interest.

New 2010 Ford Escape V6

Traded in 2002 Green Ford Explorer for this 2010 Blue Ford Escape on Dec 15, 2009.

Update Feb 2014.  Since then traded in the Blue Escape for a 2013 Grey Escape.  Hard to keep up with all the trade ins.  The current one is leased for 3 yrs and not a purchase.

NCC Newsletter March 2009

Nautilus Cove Condo, Panama City Beach, Florida

Nautilus Cove Condos, is located at 13700 PCB Parkway, PCB, FL 32407 and is managed by Concord Management. There are 168 condos and they vary from 2/2's to 4/3's with prices in the mid 150,000 (not that anyone seems interested in buying any).

3+ months after the 2008 meetings the minutes of the BOD meeting and the Annual General Meeting are finally available on the below referenced blog site.

According to public records this year there were no sales at NCC to date.

Last year there were 3 sales and also one in-family transfer of a condo. The prior year there were 70. Total sales to date are 108 with 60 units still unsold and the developer is renting them out to whoever he can.

So what we really have here is a rental complex. In fact Concord Management is advertising it as Nautilus Cove Apartments.

I did some online research and between those condos the developer is renting out and the others that I know are available for rental, there are at minimum 73 units out of 168 available to rent.

Only 29 of the condos have homestead exemptions so very few unit owners actually live there year around. Anyone in the business knows that when condo complexes are over 20 percent rental they suffer and that is the case here. This is not a 'beach condo' with a view and such a high rate of renter to owner is unusual and unfortunate as owners really expected a different enviroment.

We also suffer from being under the uncaring thumb of the developer who has 2 of the 3 BOD seats and of course the BOD elected the 3 officers, 2 who are also developers. So 4 out of 6 assn. positions belong to the developer and will until at least July 2010 when the 2nd BOD position should be filled by an owner.

It is very discouraging to live here and of the owners I have spoken to NONE say that they would have bought here if they knew how much BS there would be. The association dues are up again, now they are at $675 quarterly.

46 of the 168 units are behind on their payments, 12 by serious amounts (up to $4000) and another 10 are pretty minor, the rest in between. Liens have been placed on 6 condos for non-payment and 9 are now in foreclosure, including 4 from Waterstone Resort Realty, LLC .

Waterstone Resort Realty, LLC, the owner of 4 condos in the 7 building, has changed its LLC registration name to NCPCB Investments, LLC. Compass Bank in Birmingham is now foreclosing on all 4 units.

As of today, the 2 renters arrested for running a meth lab last year in the 15 building remain in Bay County Jail on many charges, including 5 charges of Child Endangerment each. The developer owned condo is now back in the developers hands and available to rent. Had any minor internet check of Bay County public records been done it would have revealed their criminal records and also that Ms. Dunkley had a prior eviction from another rental property the year before.

Legal Update: Harris v. Waterstone and NCC BOD

Readers here might recall that I had some complaints about the rental of condos by Waterstone Resort Realty, LLC and complained to the NCC BOD repeatedly From Sept 07 until June 10, 2008 when I had my attorney file suits against both Waterstone and the NCC Association.

The matter was ordered to Arbitration by Judge Costello over 2 months ago. So far both the NCC BOD and Waterstone (now known as NCPCB Investments, LLC) have been totally uncooperative in setting a date for this to proceed.

I do understand why Waterstone/NCPCB Investments seek a delay, in my opinion, they are as close to going out of business as to make no real difference. They are behind on their assessments, haven't paid their mortgage to Compass Bank since July 08 and are now in forclosure on 710, 712, 714 and 716, so the delay is an obvious attempt to avoid having to answer for their screw up in renting illegally.

The motives of the Association BOD is less clear. I would write this off to simple indifference on their part as 2 of the 3 BOD members are developers of the complex and really could not care less what happens here.

The problem is that this matter will eventually be heard and decided with the loser paying ALL costs and attorney fees for both sides. Since I am not dumb enough to start a civil action that wasn't a sure winner I'm afraid that, with Waterstone pretty much down the tubes, the NCC owners will be on the hook for the costs and attorney fees of about $25,000. This will probably mandate a special assessment as there is no provision in the 2009 budget for this.

The matter never needed to go to court in the first place, but the BOD and Seagrove Management Company repeatedly ignored the complaints about the condo misuse. In fact the BOD and current management company (Concord) are still ignoring another similar matter with the misuse of 706.
